THE BRRRR EXECUTION LAB

Run the whole play on any deal before you spend a dollar. Go manual step by step, or hit AUTO and let the machine run it all. Five steps, real 2026 numbers, and the truth about whether your capital comes back at today's rates.

▶

HOW DO YOU WANT TO RUN IT?

Two ways. Manual walks you through all five steps yourself. Auto takes your first numbers and runs the whole deal for you. One button, full report.

MANUAL
I put the numbers in myself, step by step.
AUTO
I put the first numbers in. The machine does the rest.
Use a real number from listings near the property. Do not guess.
What auto assumes: 3% closing costs · cash purchase · 10% rehab contingency · 8% vacancy · 5% maintenance · 10% management · insurance and tax estimated from ARV · 7.5% refi rate · 75% LTV · DSCR loan. Every assumption prints on your report, and you can switch to manual anytime to fine-tune any number.

Buy

Step one is Buy. Type in the price, your closing costs, and how you would fund it. Cash means the full price comes out of your pocket. Hard money or conventional means you put a down payment down and borrow the rest. The lab adds it up and shows your total cash in.

Used to save and track this deal in step 5.
Title, fees, transfer tax. Around 2 to 4 percent is normal.

Rehab

Step two is Rehab. Go line by line. Each one shows the 2026 national average range so you have a starting point, but these are estimates, not quotes. Your market will differ. Type your number for each line. If a line does not apply, leave it at zero. The slider at the bottom adds a contingency for surprises, because there are always surprises.

Extra cushion for what you find behind the walls. 10 percent is the minimum most investors use.
Rehab subtotal$0
Contingency$0
Total rehab$0

Rent

Step three is Rent. Enter the monthly rent you can realistically charge. Check actual listings near the property. Do not guess. Then set your reserves for vacancy, maintenance, and management, plus insurance and taxes. The lab shows what the property actually keeps each month before any loan payment.

Base it on rented comps nearby, not the number you hope for.
Put 0 if you manage it yourself.
HOA, hard money interest, anything else. Optional.
Vacancy reserve$0
Maintenance reserve$0
Management$0
Monthly cash flow (before loan)$0
Annual cash flow (before loan)$0

Refinance

Step four is Refinance. Enter the after repair value based on sold comps nearby, not an automated estimate. Set today's rate and your max loan to value. The lab figures your max loan, your new monthly payment, how much cash comes back to you, and how much stays stuck in the deal. This is the moment of truth at today's rates.

What it will appraise for fixed up. Use recent sold comps, not list prices.
Most investor loans cap at 75 percent.
DSCRqualifies on the rent
Conventionalqualifies on your income
Most lenders want 6 months. This does not change the math, it sets your timeline.

Debt coverage ratio (DSCR)--
Cash back to you$0
Cash left in the deal$0

Repeat

Step five is Repeat. If cash is stuck in the deal, the lab counts how many months of cash flow it takes to earn it back, and the date you are ready for the next one. Save the deal below to track it. Then hit the summary for the full math on one page.

Cash left in the deal$0

Deal Summary

The full math on one page. Check it, save it, print it, take it to your lender and your contractor.

Read this. This lab is for research and education only. It is not financial, tax, legal, or investment advice. Cost ranges are 2026 national average estimates, not quotes. Every number that matters in your deal must be verified with your lender, your contractor, and your own comps before money moves. Prices, rates, and program rules change. The Vault Raiders Report finds and verifies leads. The lab helps you run the math. The decisions are yours.
