TODAY'S BOARD — SUNDAY, NOVEMBER 1, 2026
A lead is one checked house file: the address, the price, the deadline, and what to verify before you bid. Daily board: West Virginia, Kentucky, Ohio. Sundays go national. Every watch-note below is the flag the record itself raised — printed, not cleaned up.

DEADLINES MOVE FIRST
A trustee sale or an auction close does not wait for a slow morning. These dates come straight off the sale notices in the current files.
Every lead is screened against the public record before it prints — prices labeled for what they are, conflicts flagged, not cleaned up.
EVERY SUNDAY — THE NATIONAL BOARD
The daily board covers the tri-state. Sundays, the same checking goes national — auctions, bank-owned houses, and fixers, verified lead by lead.
Plus 11 more doors on this week's national board. Read the National board →

Investors often start at 70% — change it if your market is different.
In WV, the county sheriff holds the tax lien sale (usually fall). Properties with unpaid taxes go up for the amount owed plus fees. Search "[your county] WV sheriff tax sale" for the current list. After the sale there's a redemption window where the owner can pay up and take it back — know the dates before you bid.
In Ohio, the county auditor runs the tax sale (often twice a year). Search "[your county] Ohio auditor tax sale" for lists and rules. Ohio also runs sheriff's sales for foreclosures through the county sheriff's office.
In Kentucky, tax bills are sold as certificates of delinquency — search "[your county] Kentucky county clerk delinquent tax" for the process. Rules differ by county, so read the county's own page, not a guru's course.
King at auctions. Many sales require full payment in 30 days or less. If you have it, you have leverage.
The lender looks at the property's rent — not your pay stubs. If the rent covers the payment, you qualify. Built for investors buying rentals.
Cheapest money, slowest process. Get pre-approved before auction day — banks rarely move at auction speed.
Fast, expensive, short-term. Borrow the purchase + rehab, fix it, refinance or sell, pay them back. Speed costs — know the points and rate up front.
The seller becomes the bank — you pay them monthly. Ask on every deal; the worst they say is no.
Educational only — not lending or financial advice. Verify every term with the lender and the auction's terms of sale.
Every issue we've ever sent — real houses, real addresses, real numbers. Study old boards to learn what a good deal looked like before it sold.
OPEN THE ARCHIVEEvery deadline in one place. Registration cutoffs, deposit windows, bid dates — because deals are lost before the auction starts. Fresh dates ship in the daily email, where they're always current.

FOR SALE BY OWNER · OFF-MARKET
Got a house sitting off the market — no sign, no listing, no realtor? This is the for-sale-by-owner spot. Once a week, Vault Raiders runs an Off-Market Rehab edition: houses listed by their owners, in front of the investors who read this board every morning — including houses that aren't listed anywhere else. You list it under your own name, at your own price. This is a listing space, the same way the board already publishes houses every day.
Straight talk: registering puts your house in front of buyers. It does not promise a sale or a price — that part is between you and the buyer.
Registration fee: $50 flat. One payment, up front, for the listing space. No commission, no percentage — nothing extra if it sells, and the $50 is for the space whether it sells or not.
Start with the free daily email and the tax-sale and foreclosure tools above. The email arrives every morning with checked leads and source info. Confirm sale status, deadlines, title, and terms with county records and the auctioneer before you act.
Use the bid calculator for your ceiling bid and the BRRRR Deal Analyzer (or the full BRRRR Execution Lab) for buy-rehab-rent-refinance math. Verify every figure independently.
In the free daily email and this site's research tools — covering tax sales, foreclosures, bank-owned properties, government auctions, and off-market leads across WV, KY, and OH. Always check the original sale notice and current terms before bidding.
Multiply the after-repair value by your rule (70% is a common starting point — change it if your market is different), subtract repairs and your fee. The maximum-offer calculator above does it in seconds.
Educational research only — auction status, terms, and pricing can change. Verify everything with the auctioneer and county records before bidding. Nothing here is financial, legal, or investment advice.
