TODAY'S BOARD — SUNDAY, NOVEMBER 1, 2026

Today's board: 17 checked houses.
These four lead it.

A lead is one checked house file: the address, the price, the deadline, and what to verify before you bid. Daily board: West Virginia, Kentucky, Ohio. Sundays go national. Every watch-note below is the flag the record itself raised — printed, not cleaned up.

LEAD FILE $137,450 633 15th Street, Huntington, West Virginia

ASKING · 3 BD / 2 BA · 1,360 SQ FT (LISTING)

Relisted with a brokerage after an October owner listing. Electrical sign-off is the first question — and the public record says 4 bedrooms where the listing says 3. Both facts are in the file.

Trustee sales, Kanawha County Courthouse — two files print the same minute; confirm the sale order.
Nov 19 · 4:38 p.m.

Dec 1 · 7 p.m. EST
Absolute online auction, Ravenswood — no reserve. The property sells to the highest bidder.

EVERY SUNDAY — THE NATIONAL BOARD

The National Deal Board:
14 doors across America.

The daily board covers the tri-state. Sundays, the same checking goes national — auctions, bank-owned houses, and fixers, verified lead by lead.

SIGN-UP — DAILY + NATIONAL, BOTH INCLUDED
Pittsburgh, Pennsylvania
~$146,000

Foreclosure auction tomorrow, Monday Nov 2, 9:00 a.m. The figure is an estimated value — no opening bid is posted, so the courthouse number is the one that counts.

Tampa, Florida
$160,000

Auction ends Thursday, November 5, 10:00 a.m. EST. The figure is the auction price shown on the listing page — verify the current bid before you plan around it.

Dudley, North Carolina
$172,000

Bank-owned. The figure is the bank asking price — what the bank is asking, before any offer.

How to read the prices on this page: Asking = what a seller is asking. Estimated value = an estimate, not a price. Auction price = the figure on the auction listing — the live bid can differ. Bank asking = what the bank lists it at. Every number on this page is labeled for what it is.

Calculate your maximum offer ★ NEW

🗣️ How to use it: Type what the house will be worth fixed up, your repair guess, and the fee you want to make. You get the highest price you can offer and still get paid — your line in the sand.

Investors often start at 70% — change it if your market is different.

BRRRR Deal Analyzer ★ NEW

🗣️ How to use it: Type what you'd pay, the rehab cost, what it'll be worth, and your refinance terms. Find out how much cash stays trapped in the deal and what lands in your pocket every month. For the deep version, open the BRRRR Execution Lab.

Estimate value after repairs ★ NEW

🗣️ How to use it: Find 3 houses nearby that sold in the last 6 months and looked like yours fixed up. Type each sold price and size. You get a supported estimate range for what yours is worth fixed up — from real comps, not an appraisal.

Check if the rent can carry the price ★ NEW

🗣️ How to use it: Two numbers — price and rent. Thirty seconds. It runs the 1% rule, the rent multiple, and the gross yield, then tells you straight whether the rent justifies the price.

Find the highest price you should bid

🗣️ How to use it: Start with what it'll be worth fixed up, then subtract everything — repairs, your profit, fees, holding costs. What's left is the highest price you should ever bid. Bid a dollar more and you're working for free.

See what the rental earns on your money

🗣️ How to use it: Rent in, expenses out, price in — you get the cap rate: what the property earns on its own, before any loan. Higher is better. Compare it to what other rentals earn in that town.

Opportunity Score Lab

🗣️ How to use it: Answer 5 quick questions about any deal. You get a score from 0–100 to rank your leads best-first. A practice score from YOUR answers — not a verified profit prediction.

Motivated Seller Score

🗣️ How to use it: Tap YES or NO for each question about the seller's situation. More "yes" answers = more motivation. Measures how the seller's answers look — not a promise they'll sell or what they'll take.

Verify everything before you bid

🗣️ How to use it: Work the checklist before you bid — tap each box as you verify it. Your progress saves on this device. Anything unchecked under "deal killers" means stop until it's answered.

Find houses with back taxes owed

🗣️ How to use it: Back taxes are where the cheapest houses hide — and the most motivated sellers. Follow the steps for your state, then log what you find in the research log — it saves on this device.
West Virginia — how tax sales work

In WV, the county sheriff holds the tax lien sale (usually fall). Properties with unpaid taxes go up for the amount owed plus fees. Search "[your county] WV sheriff tax sale" for the current list. After the sale there's a redemption window where the owner can pay up and take it back — know the dates before you bid.

Ohio — how tax sales work

In Ohio, the county auditor runs the tax sale (often twice a year). Search "[your county] Ohio auditor tax sale" for lists and rules. Ohio also runs sheriff's sales for foreclosures through the county sheriff's office.

Kentucky — how tax sales work

In Kentucky, tax bills are sold as certificates of delinquency — search "[your county] Kentucky county clerk delinquent tax" for the process. Rules differ by county, so read the county's own page, not a guru's course.

📓 Research log

Keep your leads, deadlines, and notes in one place

🗣️ How to use it: Your personal deal desk. Save every house you're watching — address, price, where you found it, deadline. Never lose track of a lead: it sorts by deadline so the clock never sneaks up on you. Saves on this device.

Track what you've checked across WV, KY, OH

🗣️ How to use it: Hunting across WV, KY, and OH? Log where you've looked and what you found, county by county. No more wondering "did I already check Boyd County?"

Learn how auction deals get funded

🗣️ Plain-words guide. Auctions move fast and most want cash or quick financing — know your money before the gavel falls.
💵 Cash

King at auctions. Many sales require full payment in 30 days or less. If you have it, you have leverage.

🏦 DSCR loans (for rentals)

The lender looks at the property's rent — not your pay stubs. If the rent covers the payment, you qualify. Built for investors buying rentals.

🏛️ Bank financing

Cheapest money, slowest process. Get pre-approved before auction day — banks rarely move at auction speed.

⚡ Hard money

Fast, expensive, short-term. Borrow the purchase + rehab, fix it, refinance or sell, pay them back. Speed costs — know the points and rate up front.

🤝 Seller financing

The seller becomes the bank — you pay them monthly. Ask on every deal; the worst they say is no.

Educational only — not lending or financial advice. Verify every term with the lender and the auction's terms of sale.

FOR SALE BY OWNER · OFF-MARKET

Own a house you want gone?
Put it in front of buyers.

Got a house sitting off the market — no sign, no listing, no realtor? This is the for-sale-by-owner spot. Once a week, Vault Raiders runs an Off-Market Rehab edition: houses listed by their owners, in front of the investors who read this board every morning — including houses that aren't listed anywhere else. You list it under your own name, at your own price. This is a listing space, the same way the board already publishes houses every day.

What you get

  • Your house written up as a board file — address, your asking price, beds/baths, condition, timeline — running in the weekly Off-Market Rehab edition and on this page, in front of the daily email list and this site's readers
  • Listed under your name, for sale by owner — no realtor, and Vault Raiders takes nothing from your sale
  • Buyers contact you directly. You handle your own sale, your own price, your own paperwork
  • One flat fee: $50 to list, paid up front for the listing space — no commission, and nothing more owed whether it sells or not

Straight talk: registering puts your house in front of buyers. It does not promise a sale or a price — that part is between you and the buyer.

Registration fee: $50 flat. One payment, up front, for the listing space. No commission, no percentage — nothing extra if it sells, and the $50 is for the space whether it sells or not.

Sign up with your email

Your email is your sign-in. Then send the house details below — that's the whole registration.

Photos: you'll send them after registration — we only run real photos of the real house.

The fee is set — $50 flat. The last steps before this opens: the email sign-up form and checkout get wired. Nothing you type here is sent anywhere yet, and nothing is charged today.

Start with the free daily email and the tax-sale and foreclosure tools above. The email arrives every morning with checked leads and source info. Confirm sale status, deadlines, title, and terms with county records and the auctioneer before you act.

What tools calculate a maximum bid or analyze a BRRRR deal?

Where do I find cheap houses at government auctions and tax sales?

In the free daily email and this site's research tools — covering tax sales, foreclosures, bank-owned properties, government auctions, and off-market leads across WV, KY, and OH. Always check the original sale notice and current terms before bidding.

How do I calculate the maximum allowable offer on a wholesale deal?
